We are a small family-owned multifamily property manager specializing in mid-sized, market rate communities—from 50 to 500 units. Our experience has grown from the development and management of over 1,600 new and rehabilitated apartments.

The Aurora team previously operated as an internal division of EYC Companies, a Charleston-based real estate development firm. We have managed every multifamily property that EYC Companies has developed over its 14-year history. As a small, hands-on team, we have enabled EYC Companies to stay nimble and adjust quickly to the marketplace during the critical lease-up phases of its projects. In addition, we have developed invaluable experience in the careful work of permanent refinance and/or sale of over $150 million in Class A apartment homes.

In January of 2013, Aurora Property Resources, LLC was launched to leverage our expertise and resources to create efficiencies for third-party property owners in markets that we are already serving, i.e. the Triangle area of North Carolina, the greater Atlanta area, and coastal South Carolina.

Ellis Coleman

Ellis has over 25 years of experience in the multifamily industry. With a single-family residential construction background, he initially approached multifamily construction in 1988 by designing and selling floor, roof and wall panel packages for large multifamily projects in northern Virginia and Baltimore. From 1990 to 1996, Ellis--operating as a general contractor--constructed over 1,000 new apartment units and total renovations in Virginia and South Carolina markets.

By 1996, Ellis seized on an opportunity to design and develop his first apartment project--200 units in Mebane, NC. The success of this project led to the foundation of real estate development firm EYC COMPANIES in 2000, which has since produced over 1,600 multifamily residential units in North Carolina, South Carolina, Georgia and Alabama under Ellis' direction.

Ellis has managed every multifamily project he has developed over a near twenty-year history. He is proud to lead a management team with a proven track record for producing stellar lease-ups, maintaining stable properties, providing "above and beyond" customer service and meeting owner goals.

Natalie Coleman

Natalie joined the team in 2001 as a Principal and Marketing Director. She entered the world of real estate development in 1996 with Durham-based Crescent Capital Resources. She obtained her Series 7 license while working for PHN Capital, an Atlanta-based boutique investment banking firm specializing in municipal bond placement for real estate projects ranging from healthcare to retirement.

From 1999 to 2001 she was Corporate Communications Director for Equitel, Inc., a start-up prepaid cell phone technology company located in NC's Research Triangle Park.

Natalie has managed market research and consumer sales and marketing for every project the company has developed. She is instrumental in helping to create each projects' unique market appeal including managing amenity planning and landscape design, selecting interior and exterior fixtures and finishes and providing interior design services. Natalie also provides due diligence and presentation facilitation for municipal approvals and project acquisition, finance and sale.

Lisa Allison

Lisa serves as Chief Financial Officer for Aurora Property Resources. She has over 20 years of experience in the area of finance. In 2004, Lisa joined Aurora's key partner EYC Companies as an assistant to the CFO from whom she gained firsthand experience in multifamily finance.

During the downturn in development beginning in 2008, Lisa efficiently served as Finance Manager reporting directly to the Owners as her small department managed construction loan administration, property management books, investor reporting and permanent loan processing.

Lisa has been substantially involved in the company's last nine multfamily projects totaling over 1,300 completed units and another 1,000 in the financing pipeline. She has over $58 million in permanent refinance (Fannie Mae and Freddie Mac) under her belt as well as due diligence management for $65 million in property sales. She has been the driving force behind improvements to company systems, human resources services and investor reporting.

So here are just a few examples of ways that we bring value to our properties:

Team-Building: Aurora specializes in recruiting and retaining excellent property staff members. Rigorous on-site training focuses staff members on resident retention and operating processes that create reliable bottom-line performance. Weekly web conferencing encourages team members to share fresh ideas—as well as their challenges and successes—with other property managers. Regular and relevant industry-standard training curriculums keep team members engaged and always improving in areas of Fair Housing, regulation, safety, communication, hazardous materials, leasing, customer service, accountability and marketing. Staff participation is easily monitored through an online training system.

Accounting: Centralized property accounting and financial professionals oversee accounts payables, receivables and regular financial reporting. Periodic unannounced annual auditing and inspections of properties ensure compliance with company accounting policies and lease and property documentation procedures. Additionally, the team is effective at monthly and quarterly owner and lender reporting. Accurate reporting and projections enable property owners to make strategic decisions regarding their multi-million dollar assets.

Property Maintenance: Emphasis on the importance of property maintenance flows naturally from the company's construction background and the process of acceptance and transition of new buildings from construction to property staff. Aurora's maintenance procedures ensure the attractiveness and integrity of buildings and grounds by performing inspections, engaging in preventative and ongoing maintenance, managing the capital improvements process, and coordinating damage remediation. In addition, on-site managers engage in vendor oversight of landscaping, security, and other contracted services, including the annual rebidding of such services to ensure property owners are receiving the best service and pricing.

Other Services: The Aurora team keeps an eye toward issues of risk management, annually bidding and assessing insurance coverage and property procedures to make sure that owners are protected. Additionally, the team takes special care to be involved in the assessment of its properties by local taxing municipalities, ensuring that properties are fairly evaluated and staying abreast of changing tax guidelines that affect the property.
